Cost Estimating

/ A History of Excellence

When the success of your project is on the line, knowing that your decisions are based on data and advisors that you can trust makes all the difference in the world.

/ Cost Estimating

Cost accuracy at all stages of design

An accurate estimate is a vital communication tool, as well as a project roadmap from the budgeting phase through the completion of design documents. KMI’s Cost Estimating Services provides clients with a well-developed project budget. Our team of experienced estimators provide detailed quantity takeoffs and pricing in every phase of design and construction.

KMI maintains databases of historical and current local, national and international construction costs, including labor, material, equipment, and subcontractor costs. We have the expertise and resources to prepare cost estimates and/or verify proposed construction costs throughout every stage of the construction process. By identifying and analyzing the project’s scope, time, cost, quality, and performance, KMI develops an accurate assessment of the construction costs at all stages of a project.

/ Budget Development

Budgets that you can rely on to make well-informed decisions

How much will the project cost? It is the first and most important question to ask before investing the time and money required to transform a concept into a realized project. Answering it incorrectly at the concept phase will lead to cost overruns and time delays later down the road. KMI’s proactive project approach in preconstruction planning positions us to provide our clients with conceptual budgets that address the economic feasibility of their project from the outset.

Even if the project is still just an idea, without plans and specifications, KMI’s construction professionals have the construction cost estimating experience to provide you with the necessary Conceptual Budgets to make your plans achievable. We take pride in the fact that our Conceptual Budgets have accurate cost expectations from the early stages, which will help our clients make well-informed decisions for their project needs.

/ Target Value Design

Estimate before you Design, Design to Budget Once!

What is Target Value Designing (TVD)? Rather than basing the estimate on a detailed design, the design is based on a detailed estimate. TVD is a collaborative design process that provides the best value for the owner.

Budget Target Value is a design criterion. The team designs to the budget instead of the conventional process of estimating the cost of the design and then re-designing to eliminate overruns.

/ Value Engineering

Bringing the Greatest Overall Value, NOT Scope Reduction

Value Engineering (VE) is an organized effort to analyze systems, equipment, facilities, services, and supplies to achieve the essential functions at the lowest life cycle cost without altering the required performance, reliability, quality, and safety. KMI professionals use a structured approach to VE to optimize project value through design examination to achieve the greatest overall value.

Our Value Engineering process divides the total project’s scope of work into components, examining each individual component for alternatives that offer benefits in the areas of engineering design, equipment and material selection, construction, operations, and maintenance. Our recommendations are based on long-term return rather than solely on initial construction expense.

Value Engineering is not scope reduction or elimination. It should be carried out from the very early stages of a project, not simply introduced when cost problems occur. KMI’s Value Engineering Process will provide the best value for your construction investment.

/ Constructability Reviews

We make the project both “Biddable” and “Buildable”

Constructability Review is a process used during project design to infuse construction knowledge into the design process. KMI’s approach is to conduct the reviews at several points during the development of the design. Our preconstruction professionals evaluate the details, phasing and constructability of the project to ensure that what is drawn can be built. Our Team’s primary focus is that the final design is both “Biddable” and “Buildable”.

Without a thorough review of a project’s constructability, unexpected obstacles can have a significant, negative impact to a project from cost, schedule and quality aspects. Increases to construction costs and delays in project schedules can be mitigated through a proper analysis of a project’s constructability before construction work begins. KMI’s experience provides realistic evaluations of the necessary construction activities and preparation needed to complete a project successfully.
